Coliving New Builds in Perth

How our purpose-built 5 and 6 bedroom coliving homes are priced, how they earn, what it really costs, and what we do once it's built.

1 · How the income works

Every room, its own rent.

Each ensuited room is let on its own agreement, fully furnished with utilities and internet included. Rent comes from five or six residents rather than one household, so one vacancy doesn't stop your income.

The 6x6 adds a sixth ensuite room: five rooms at about $360 plus a couple's room at about $450, so about $2,250 a week or $117,000 a year.

Gross yield is the yearly rent divided by the land and build price. On a $1.09M to $1.17M package that works out at about 8.4% to 9.3%. The same Haynes home let as a standard rental at the suburb median of $720 a week returns about 3.4%.

Gross yield is before running costs. As the owner you pay the utilities, internet, rates, insurance, maintenance and management for a coliving home. Section 3 lists what to budget for.

Every package is a 5 bedroom, 5 ensuite, double garage home of about 163m² on a 375m² lot. Prefer a 6x6? Suitable lots are limited, so ask us what's available or bring your own block.

Haynes is a confirmed package price. Eglinton and Henley Brook are current indicative prices (October 2026); each lot is priced individually once site costs are checked. Transfer duty is estimated at the WA general rate on the land price only, because you buy the land and sign a separate build contract.

Running costs once it's let

Utilities and internet (you pay these, because they're included in the residents' rent), council rates and water, landlord and building insurance, maintenance, and our management fees below. We'll give you a full cash flow for your chosen lot on a call.

Holding costs on titled land

Titled land usually settles within 30 to 60 days, so you'll want land and construction finance approved early. You'll pay interest and rates on the land while the home is built. A mortgage broker who understands construction loans is worth involving from the start.

4 · After handover

We manage it, room by room.

5 · The process

From first call to first rent.

Week 1Strategy call. We look at your finance, goals and timeframe, and whether coliving is right for you.
Weeks 2–4Choose your lot. Expression of interest, land contract and deposit. Site costs confirmed for your lot.
About 2 weeksBuilding contract prepared and signed once the preliminary paperwork is complete.
1–2 monthsFrom settlement to starting on site.
10–12 monthsConstruction. Ten months is typical; we allow up to twelve.
HandoverFurnished, photographed and marketed ahead of completion so rent starts as soon as possible.

How to fund it

Using equity you already own.

Most of our investors don't sell anything to get started. They use cash, usable equity in their home or another property, or both.

Usable equity, in one line

Banks generally lend up to 80% of a property's value. Usable equity is that 80% figure minus what you still owe. A home worth $900,000 with a $400,000 loan has about $320,000 of usable equity, which is close to the cash needed for one of our homes.

How a new build is financed

Structures

You can buy in your own name, a company or a trust. From 10 August 2026 a self-managed super fund can no longer borrow to buy residential property, though it can still buy with its own funds. The right structure depends on your situation, so speak with your accountant before you commit.

We're not lenders or financial advisers. A mortgage broker who understands construction loans is worth involving early, and we're happy to work alongside yours.

Wear and tearShared homes see more use. Routine inspections, entry condition reports for every room and quick maintenance keep small issues small.
ResaleA coliving home suits a smaller pool of buyers than a standard family home. Coliving is a long-term income strategy, so plan to hold.
